Thinking of Listing Your Home for Sale? Put it in Showcase Mode!

Clear off counters, clean shelves, closets, etc. Store excess furniture and remove out of season clothing from closets to give a larger feel. Minimal is best!

Give your house a spic-and-span look and feel, and try your best to keep it that way. It gives potential buyers the impression of a well-cared for home.

Let there be light!
Brighten those rooms buy putting higher watt bulbs in fixtures, replace burnt out bulbs and think about painting the walls a fresh neutral color. Replace heavy drapes with sheer ones and give the windows a good wash.

Curb Appeal
A little tidying up outside goes a long way. Rake up leaves, trim shrubs, clean the gutters, and add a potted plant or two for additional curb and entry appeal.

Bring in Accent Colors
Consider adding a colored afghan, accent throw pillows, area rugs, a centerpiece, or entry table with brightly colored flowers. A burst of color adds pizzazz!

Fix Nuisance Repairs
Dripping faucets, caulking that has cracked, holes that need to be patched, and squeaky or sticky doors all give the impression of a house that is not well maintained. Easy to fix repairs such as these should all be addressed before placing your home on the market for sale.

Get Rid of Odors
Nothing turns off a buyer more than a smelly house. Clean the carpets, drapes, and eliminate pet smells. Scented candles will help, also air out the house by opening windows for a spell.

Stage a Bit
Set the table with a lovely table setting, add new fresh towels and a shower curtain to make the bath feel and look more luxurious.

Walk Your Dog
Pets, especially dogs, should not be present during showings. If unavoidable, please confine them to a crate or a specific room, such as the basement, and let your Realtor know ahead of time.

Be Invisible
Try not to be present during showings. If it isn’t possible, go to an area out of the way of potential buyers, such as the porch, yard, garage, or basement. It is uncomfortable and awkward for buyers to express their opinions with the seller present.
